Crofts House is a tight, delivery-led example of industrialised construction applied to a real rural constraint set - not a clean, open site. Working with Mid Devon District Council, ZED PODS transformed an underused, contaminated garage court in Sandford into five NDSS-compliant social rent homes, completed in August 2025, to meet local housing needs.
The project is positioned as the district’s first rural, high-impact, zero-operational-carbon housing scheme. Performance was locked at early design stage and later verified through Whole Life Cycle Assessment. Embodied carbon was confirmed at 47% below RIBA 2025 targets with regulated energy demand aligned with RIBA 2030 benchmarks.
With over 80% pre-manufactured value, modules were delivered within two months of site commencement, and final completion was achieved within six months following statutory utility approvals and associated connection works.
Performance is driven through a fabric-first specification - including alu-clad triple glazing, non-combustible stone-wool insulation, superior airtightness level, and a “breathing wall” approach - then reinforced with roof-mounted PV (13,512 kWh/year ), MVHR and air source heat pumps. All units achieved EPC A (SAP 100A+), with air test results reported at 1.50-1.63 m3/h/m2 significantly exceeding national compliance requirements.
